Tax record monitoring

Know when your county tax record changes.

Your county assessor keeps its own record of your home, separate from the deed: who owns it, where the tax bill goes, your exemptions and whether the taxes are paid. We watch it for changes that matter.

What we watch

What tax record monitoring covers

  • Where the tax bill is mailed

If the mailing address for your tax bill changes, you may stop getting your bill — and it’s a change someone else can request.

  • The owner on the tax record

If the assessor starts listing someone else as the owner of your home.

  • Your homestead exemption

If the exemption that lowers your tax bill disappears from your record.

  • Unpaid taxes

If the county reports property taxes on your home as delinquent for a new tax year.

  • Big changes in assessed value

If your assessed value moves by 15% or more — useful to know while there’s still time to appeal.

How it works

Where the data comes from

Sources
  • County assessor and tax records, collected nationwide by a property data provider.
How often we check
We check every two weeks. Most counties update these records a few times a year.
What an alert tells you
What changed on your tax record — what it said before and what it says now — and for which tax year.
A person reviews every alert
A person on our team reviews every alert before it reaches you. Then we contact you by email, text or phone — whichever you choose — and you acknowledge it in your portal.

What it can’t do

  • Counties update their records on their own schedules, so a change can take weeks to show up.
  • Some counties publish less than others. If your county doesn’t publish a field, such as the homestead exemption, we can’t watch it.
  • The first check sets your starting point, which you can see in your portal.

Questions about tax record monitoring

How is this different from title monitoring?

Title monitoring watches documents recorded on your home, like deeds. The tax record is the assessor’s separate file — owner, mailing address, exemptions and taxes. Some changes, like a new mailing address for your tax bill, show up there without any deed being recorded.

Does a person really review every alert?

Yes. Nothing is sent to you until someone on our team has looked at it. Routine changes that don’t need your attention are cleared, and the rest come with a plain-English note.

Can I buy this on its own?

Yes. Tax Record Monitoring is $3 a month or $30 a year per property, on its own or added to any of our other services. It’s also included in the Ultimate package.

I already have an account. How do I add it?

Log in to your portal, open your property, and add it there. It’s billed on its own monthly or yearly subscription, which you can cancel anytime.

Can I cancel?

Yes, anytime. If you’re not happy in your first 30 days, we’ll refund you in full.
