Your flood zone decides whether a mortgage lender requires flood insurance and what it costs. FEMA updates flood maps from time to time, and homeowners often don’t hear about it. We check your zone and tell you when it changes — or when a new map that will change it has been adopted.

What it can’t do

  • A flood zone is about mapped risk, not a forecast. Homes outside high-risk zones can still flood.
  • Some areas haven’t been mapped digitally by FEMA yet. If yours hasn’t, we’ll tell you.
  • We don’t sell insurance or give insurance advice.

Questions about flood zone monitoring

What should I do if my zone changes?

Talk to your insurance agent, and to your lender if you have a mortgage. If a new map puts you in a high-risk zone, buying a policy before the map takes effect can sometimes lower the cost.

Does a person really review every alert?

Yes. Nothing is sent to you until someone on our team has looked at it. Routine changes that don’t need your attention are cleared, and the rest come with a plain-English note.

Can I buy this on its own?

Yes. Flood Zone Monitoring is $2 a month or $20 a year per property, on its own or added to any of our other services. It’s also included in the Ultimate package.

I already have an account. How do I add it?

Log in to your portal, open your property, and add it there. It’s billed on its own monthly or yearly subscription, which you can cancel anytime.

Can I cancel?

Yes, anytime. If you’re not happy in your first 30 days, we’ll refund you in full.
