The problem
Records went digital. So did deed fraud.
Deeds are public, and most counties now accept filings electronically. That makes it easier for a fraudster to find a home with equity, copy the owner’s signature from an old deed, and record a forged transfer.
Once the forged deed is on record, they may try to sell the home or take out a loan against it. Paid-off homes, rentals, vacant lots, and homes owned by older relatives are frequent targets.
Credit monitoring and identity-theft services generally don’t watch county property records, and owner’s title insurance usually covers problems from before you bought the home.

Loans recorded against the property as part of a sale or transfer — a common pattern when someone tries to borrow against a home they don’t own.
